The purpose of the Land Use & Zoning Committee is to work with the city planner assigned to Sugar House and educate SHCC on land use and zoning issues in the Sugar House area. Facilitate presentation of individuals required to come before the SHCC for zoning concerns including, but not limited to: - Unit legalization
- Antennas
- Conditional use permits
- PUD's
- Variances
- Zoning changes
Make recommendations to SHCC on zoning changes requested by individuals at the time of presentation to SHCC by applicant.

January 10, 2010 Salt Lake City Planning Commission 451 Washington Square Salt Lake City, UT 84111 Dear Commissioners: The Sugar House Land Use Committee met with Paula and Joe Sargetakis on December 15, 2009 to listen to their plan to rezone 1794 Texas Street from Institutional to Residential. The entire Sugar House Community Council heard a presentation by them on January 6, 2010. I have attached the comments that were made during the latter meeting. |

We met on December 15. Present were Judi Short, Chair; Grace Sperry, Benny Keele, John Mulder, Dave Mulder, Amy Barry, Susie Petheram, Kevin Packer (Redman) Wayne Mills (SLC Planning), Joe and Paula Sargetakis (Texas Street), Deborah Kerr (Chik Fil A). Redman Building - Kevin Packer from Pacific Group came to talk to us about possibly reducing the housing component of the building. No one is buying high end condo housing right now, and he has had a number of inquiries and thinks he could fill it with commercial tenants. A bank will only finance tenants if over 60% of the building has sold. On top of that the banks want 50% cash. He has put quite a bit of money into the purchase and upgrading of the building, and the housing units will still require more finishing. He projects a $3-4 mil loss on the building. He is asking if we would support reduction in the housing. Originally, it was one floor retail and the rest residential. The committee was generally supportive if it didn’t create a precedent for future development. He would donate back the piece on the east side of building (PRATT right of way) and still maintain west side access. He is working with Woodbury for some additional parking in the proposed Woodbury Parking Terrace. He is asking for a change in the ordinance, but the committee didn’t think that was a good idea. Currently a 30’ height is allowed on the parcel, but 105’ if housing is part of the project. |

Sugar House LUZ report November 2009 We met on November 17. Derek Payne reported on the meeting with the neighbors on Lake Street regarding the proposed demolition at 2028 Lake Street and possible rezone to commercial. Most of the neighbors are not too keen on the idea. Westfield Properties will present the proposal to the entire Sugar House Community Council on December 2, and the neighbors have been invited. RDA Goals for Sugar House – We would like an update from the RDA on the progress of some of those goals. We specifically talked about the realignment of Sugarmont and Wilmington. We didn’t want to recommend goals that were already complete or close to being achieved |

Sugar House LUZ report September 2009 The Land Use Committee met on September 3. We approved the legalization of a tri-plex which has been in existence since the 1970s at 1156 Westminster Avenue. We also reviewed a revised plan brought to us by Deseret Industries for the move to the Circuit City building on 21st south. A copy of my letter to the Planning Commission is posted on the council website. You can find the details of the report in the letter. |
