There was no Land Use Committee meeting this month. No one complained. Chik Fil A went before the July 14 meeting of the Planning Commission, and their petition was approved, subject to the conditions in the staff report: Recommendation Staff recommends the Planning Commission find Petition PLNSUB2010-00112 for a planned development amendment to demolish an existing restaurant and construct a new restaurant with drive through service to be a “major modification not in substantial compliance with the approved development plan. Furthermore, based upon findings contained within the staff report, staff recommends approval subject to compliance with the following conditions: 1. The proposed development is subject to compliance with all prior Planning Commission conditions of approval from May 15, 1997. 2. The proposed development is subject to compliance with all applicable Department Comments and City regulations. 3. Applicant shall re-orient principal building façade and entrance toward 2100 South in compliance with City policies. 4. Applicant shall relocate drive-through lane to the rear or side of the principal building, and shall not be located between the principal building and 2100South. 5. Applicant shall install and maintain a sufficient layer of organic mulch within all plant beds to reduce heat and improve plant nutrition. 6. Where possible, additional accent lighting of architectural and landscape features is encouraged. A. Property owner shall actively participate in the “Idle Free Utah” campaign and promote its message to employees and customers.
Nielsen PUD is now known as Solie Cove This is on the August 11 meeting of the Planning Commission. They reported the houses on Blaine all have a 50’ rear yard. For Solie Cove, the buildable area is 25’ from the rear lot line. They are also asking for 32’ height, no one objected. Westminster Mixed Use will be on the Planning Commission Agenda August 25 or in September. There is a new item on the August 11 agenda called Crandall Cove at 2855 Highland Drive, with the homes directly east and entrance off of Crandall Avenue. We were not asked to review this and the planner provided this summary: “1. Ivory’s plan is to purchase the vacant field behind the existing commercial building and plat six single family residential lots there (see attached proposal plat). The commercial building will be kept by the current owner (not Ivory). 2. No open space is proposed for the subdivision. 3. This is a subdivision application (to divide property into lots) and subdivision applications by themselves do not go, and have not gone, through community council review, unless it is part of a larger planned development project or conditional use project. This subdivision is a straight forward request to create a single family subdivision on the residential zoned portion and leave the commercial zoned portion alone. Nothing about this project requires (or required in the past) it go to a community council meeting. 4. The zoning of the existing two parcels (see attached aerial) is CB (Community Business) and R-1/7,000 (Single Family Residential 7,000 sq ft lots). 5. Nothing was changed as part of recent zoning amendment that changed the subdivision process. 6. As far as I know, there is no canal on the property, however our records show an irrigation swale along the east property line, and possibly the north line also.”
At one point, some years ago, the neighborhood had a dream of putting a park on this parcel. And, we have no trustee from the Wilford Neighborhood at this time. I have asked Helen Peters to talk to the neighbors about this so they are aware. I assume there is a sign on the property.
