The committee met on June 21, 2010. Those present were Judi Short, Aabir Malik, Derek Payne, Larry Migliaccio, Carl Harris, Elaine Brown, Dave Mulder, Grace Sperry, Susan Marco and Lance Bullen.

The group from Wilmington Gardens presented the changes they had made as they begin to work through an actual design of the project. They will have a booth at the July 3 Arts Festival, and have asked to be on the August agenda of the SHCC.

They have added 4 condos on the west side, there will be 200 parking stalls. The second level of the building will be 13,000 square feet for Westminster College and not-for- profit. The 3rd to 6 or 7th floor will be 80-100 units, 750 square foot average, studios to 2 bedrooms 120 people. This will be affordable housing, so tenants will not necessarily be Westminster College students.86-87% will be pre-leased before ground is broken. There will be a community garden on the Hollow side. Potentially a restaurant that looks out over the hollow. They will get community input July 3, community council input in August, they will be reviewed at the Redevelopment Advisory Committee, and final approval at the end of September or early October.

 

Chik Fil A is scheduled for the July 14 meeting of the Planning Commission

Nielsen PUD is now known as Solie Cove This will probably be on the July 28 meeting of the Planning Commission, or the 28th. They reported the houses on Blaine all have a 50’ rear yard. For Solie Cove, the buildable area is 25’ from the rear lot line. They are also asking for 32’ height, no one objected.

Unit Legalization 972 Garfield The SH Land Use Committee agreed we could not support a housing unit that did not meet code. We agreed that I would write a letter to the Board of Adjustment, saying that we were sympathetic to the tenant, but in the end I decided not to do that, and to simply deny the request to sign the petition and let the city legalize the unit. The space is too small.

Westminster Mixed Use will be on the Planning Commission Agenda August 11 or 25.
