Sugar House LUZ Report April 2009 

 

2016 South 2100 East. The Sugar House Land Use Committee met on April 21 with Shawn Barr concerning the parcel at 2016 South 2100 East.  This parcel is currently zoned residential, but the house shares a parking lot with the building to the south.  This causes problems occasionally

between the renters and the occupants of the office building and Mr. Barr was exploring the idea of rezoning the house to some sort of commercial zone.  In 1985, a similar request had been made at the Planning Commission, and the decision was to keep the house a residential use.  After discussion with the subcommittee, most did not seem to favor a rezone, the parcel is too small to build anything on that would conform to requirements.  Mr. Barr has since spoken with Noel Walkingshaw at the Planning Department, and Mr. Walkingshaw has recommended Residential Business might be a good zone for the parcel. Mr. Barr will explore this idea, and once he has filed a petition with the city for whatever he decides to do, he will come to our community council to show us what he has in mind and hopefully obtain our support.  He will not be on the May agenda.  In the meantime, Elaine has volunteered to contact neighbors to let them know what is going on and try to get them to attend our meeting so they are away of the project. 

Planning CommissionThe DSL utility boxes at 2705 South Chadwick Street and 2024 South 1900 East nare on the agenda for the May 13 Planning Commission meeting.  We recommended approval, but with additional screening than that which was described in the petition.

City Council

§         Language of Flowers The City Council will announce their decision on the rezoning on May 5.  The staff report recommendation was to rezone to CB.  Apparently this parcel has been zoned for business until 1995 when it was re-zoned to residential as part of the zoning rewrite project.

§         Foothill Stake Public hearing for this at City Council will be May 5 at 7:00 p.m.  this was before the Planning Commission last month, and was approved as proposed.  The Church of Jesus Christ of Latter-Day Saints did write a letter to the city stating that at uch time as the use was no longer a church, they would like the zoning to revert back to Institutional.  The city attorney laughed, and said there was no way to enforce such a request.

§         Walmart has withdrawn its petition with Salt Lake City to rezone their parcel on Parley’s Way.  They have indicated they will remodel the current store.  No timeframe is known at this time.
